TEA POINT

This kit includes a LeakStop alarm panel, a 3m connection cable with a factory fitted socket, a 3m length of sensor tape, a 15mm solenoid valve and floor clips to hold the sensor tape in position.

A complete system for the detection of leaks at tea points, coffee stations and kitchens.  The package includes a LeakStop alarm panel, all connection cables, 3 metres of sensor tape and a 15mm solenoid valve.

This is our most popular water leak detection package and has been used in over 100 locations to protect Teapoints, Coffee Stations and Kitchens from water leaks.  Everything required is included in the kits to enable you to install quickly and easily.  A LeakStop alarm panel connects to a 3 metre length of sensor tape which can be put under the kick boards or under the floor (if there’s a raised floor) to detect the presence of water.  Should a pipe or a fitting leak for any reason, the water will collect on and around the sensor tape.  As soon as this happens the alarm panel will sound and show a Red warning light.  At the same time a solenoid valve will automatically close, isolating the water to the area and preventing further damage due to water ingress.  All TeaPoint water leak detection packages come with a BMS connection as standard.

Leakstop

Single zone water leak detection alarm panel with connection for solenoid valve and a volt free relay for connection to an external device such as a text dialler or beacon.

Sensor Tape (3M)

3 meter length of water leak detection sensor tape with moulded plug and socket. Designed to detect the presence of water at any point along its’ length.

Valve

15mm (1/2″) normally open 230VAC solenoid valve used to switch off the water supply to the area.

Accessories

Kit includes 3 metre connection cable to connect sensor tape to the alarm panel. 2 metres of electrical flex to connect to the 230VAC supply. 10 metres of electrical flex to connect to the valve and 5 self adhesive floor clips to hold the sensor tape in position.

WHAT DOES IT DO? ( This is a complete system designed to be installed in Tea Points to protect areas around and under them. It is an easy to install system that uses a 3m sensor tape positioned under the kick boards, held in place with floor clips. Should water touch the tape at any point, the alarm will trigger. It has a relay connection to a valve that will switch off the water immediately a leak occurs, as well as a volt free relay for connecting to the BMS.

INSTALLATION / OPERATION DATA

The Leak-Stop detects the presence of water in environments where it shouldn’t be. Perfect for use in tea points, WC areas, smaller comms rooms and plant rooms. If waters detected the alarm panel will trigger an internal buzzer and an LED will start to flash. There is also valve switching as standard and a second volt free relay that will switch when water has been detected.

OUTPUTS ARE AVAILABLE

  • 1 x dedicated relay for connection to solenoid shut-off valve.
  • 1 x 8 amp Volt free changeover common alarm relay, ideal for connection to a BMS.
  • Mute button silences the panel after an alarm has been triggered as well as used to reboot the panel should a fault occur.
  • Onboard LED output for System Healthy/Power On and Water Leak Detected. (LeakStop +) LED output for cable fault alert.

PROBLEMSOLUTION
System shows a leak detected,
but no water leak is present:
Is the sensor tape/probe used touching anything conductive.
Is the sensor tape being used coiled up with the conductor making contact with itself on itself.
Is the combined tape and connection cable length more than 100m.
Is there any contamination or debris on the cable/probe.
System shows a line fault: Is there a diode installed at the end of the cable runProbe, either in the end of line connector at the end of the sensor tape or in the sensor device at the end of the cabling.
Are there any breaks in the cable.
Are all the connectors correctly connected.
To assess where the fault is, put a diode in the sensor terminals to see if the problem goes
away, if it does the panel is working correctly and the problem is somewhere on the cable
run. If the problem is somewhere on the connection cable or sensor tape, try the following:
Take the end of line (EOL) connector from the end of the cable run, remove the sensor
tape from the junction box and plug the EOL into it. If the problem disappears, this
indicates the issue is with the sensor tape. If the problem persists, the issue is either on
the connection cable or in the junction box.
System shows no power:Is there an appropriate supply to the panel.
Is the wiring to the panel sound and secure
Is the L/N/E connected to the correct terminals.

COMMS ROOM

The Comms room package has been designed to protect small to medium sized comms rooms usually less than 5m x 5m.

Monitoring the environmental conditions in a computer room has always been critical because of the risk of lost data. Even smaller Comms Rooms using wall mounted AHUs (Air handling Units) run the risk of water ingress coming into contact with sensitive electronic equipment.

By fitting a water leak detection system in the Comms Room, the risk of costly water damage can be significantly reduced as any water present will be immediately detected and an alarm raised.

The comms room water leak detection kit is specifically designed to protect smaller Computer Rooms up to around 5m x 5m. (other systems are available for larger areas and bigger data centres). The package contains everything required ensuring that installation and the continued operation is as easy as possible. In the pack there is a LeakStop+ alarm panel, a connection cable, 20m of sensor tape, floor clips, mains connection lead and an external beacon.

The LeakStop panel is mounted either inside the Comms Room or just outside. The connection cable is routed down to the floor (or under the floor if the floor is raised). Sensor tape can be positioned either around the periphery of the room or in a zigzag formation allowing maximum coverage. The beacon can be fitted outside the Comms Room usually above the entrance and will flash a bright amber light should a leak be detected. There is also a volt free relay within the LeakStop+ Panel that can be used to connect to the BMS (Building Management System) if required.

It works in the following way: Water (unless purified) contains contaminants such as ions and salts and it’s these within the water that are conductive. The water sensors (conductors) used for leak detection are separated by a carrier and the water acts as a path for very low electrical signal to pass from one to the other. It is this action that triggers the alarm.

In addition to having the ability to detect water leaks the LeakStop+ can also signal an alarm should anything happen to the integrity of the connection cable or sensor tape. Should the connection be accidentally pulled apart or any of the cables damaged some reason, the LeakStop+ Panel will sound a buzzer and switch on a warning light.

External Beacon

Powered through the main alarm panel using a 12VDC supply, eliminating the need to use a NICEIC approved electrician, simply plug and play connection makes it easy to install. Super bright flashing beacon can be seen from over 30m away.

Using one of our home protection packages will offer peace of mind that should a leak happen your home and valuables will be protected. Initially designed for basements, the home protection package has the versatility to be used in any area of your home that is particularly vulnerable to the effects of a water leak. The kit includes a LeakStop alarm panel that will emit an audio/visual alert, a connection cable with moulded socket that plugs into a 3m length of sensor tape. The sensor tape can be placed under any area that should a leak happen, immediate action is required. This includes areas around water tanks, adjacent to pumps and manifolds as well as under sink units, baths or shower trays. As soon as water touches the tape the alarm will go off and this will simultaneously switch off a solenoid valve. The valve can be installed on the mains water pipe supplying the property, preventing the flow of water and minimising the amount of water coming from the leak point. The kit comes with a 28mm (1”) valve as standard and includes the cable to connect this to the alarm panel. If your property is left unattended for periods of time it is possible to add an optional text dialler to the package that will automatically send you a text to your mobile phone to let you know you’ve had a water leak.

WHAT DOES IT DO?

This is a complete system designed to be installed in basements and critical areas of the house to protect them against water leaks. It is an easy to install system that uses a 3m sensor tape positioned (generally) against the skirting or under an area where water leaks would cause critical damage. Should water touch the tape at any point, the alarm will trigger switching a relay connected to a valve that will switch the water off immediately a leak occurs.

Sensor Probe

A water leak detection sensor probe designed to be installed in harsh environments where the potential for damage is elevated. Comes with height adjustable brackets that enable you to set the height anywhere between 1mm to 25mm from the floor. Setting the sensor at the appropriate height takes into account floor mopping which could trigger a false alarm.
